Sealcoating can take anywhere from 4-8 hours to dry, depending on the conditions. Heat and direct sunlight can speed up the drying process, while cooler temperatures and high humidity can cause the sealcoating to take longer to dry.
We recommend every 3 years. However, depending on the climate and the amount of traffic, you may need to seal coat your parking lot more frequently than 3 years.
You should wait 6 months after the asphalt has been laid before sealcoating it, so that the light oils from the oxidation process can be removed. If sealcoating occurs too soon, it can lead to flaking and peeling of the coating.
What do you do about oil stains?
To get rid of oil stains, we apply an oil spot primer to the affected area to prevent the stain from seeping into the sealcoating.
Will sealcoating fill cracks in the parking lot?
