If your parking lot is in good shape and the asphalt is relatively recent, sealcoating should last for about two to three years. With a heavily trafficked lot like a fast-food restaurant or strip mall, the coating will likely last for two years. For more minimal traffic spots like an office park, the coating should last for three to four years. However, if the existing asphalt pavement has never had a sealcoat and the surface is rough, it may not last as long.
Asphalt sealers come in three main varieties: coal tar, asphalt emulsion, and petroleum resin. Depending on the intended purpose and desired results, each type of sealer can possess unique qualities and variations.
Coal tar sealers are the strongest protection you can get for your pavement. Not only do they fend off water, oil, gasoline, and UV rays, but they also provide superior defense. The only downside is the volatile organic compounds (VOCs) that the sealers emit during the application, which can be pretty strong and have a negative environmental impact. This has led California to ban the use of coal tar sealers.
Asphalt emulsions are a type of sealer made from asphalt resin and other ingredients. Like coal tar sealers, they are effective in protecting your parking lot from water but don't offer much protection from oil, gasoline, or UV rays. Additionally, asphalt sealers tend to be short-lived; they need to be reapplied more frequently than those made from coal tar.
