Parking lots can be damaged even by factors such as traffic, weather, and more. Commercial paving can last for decades with the proper care but will only become an eyesore and pose risks of becoming damaged again when the regular maintenance steps are not taken. You should sealcoat your parking lot to ensure the surface is long-lasting and durable.

Commercial sealcoating from Victory Paving will keep your property looking immaculate and protect you from potential liability. Sealcoating will extend the life of your parking lot, lowering the total cost of ownership.

At Victory Paving, we have a long history of working in Riverside County. Our reputation is based on our quality work and integrity, while our value proposition means excellent pricing and unparalleled customer service.

Why Should I Sealcoat My Parking Lot?

Your asphalt parking lot comprises sand, aggregate and liquid asphalt. The liquid asphalt binds all these materials together, providing a smooth, hard, but flexible surface. When asphalt is exposed to air and sun, the asphalt oxidizes. Asphalt surfaces that have oxidized will lose their flexibility, causing the surface to become ridged, thus making it more prone to cracking.

Sealcoating is a protective layer that minimizes or slows down the rate of the oxidizing process. Additionally, it provides a “wear layer”. This layer prevents damage from chemicals and traffic. Hairline cracks and surface voids are also filled when the asphalt has sealcoating applied.

How Often Do I need to Sealcoat My Parking Lot?

It’s recommended that you seal coat your parking lot every three years, starting a year after the initial construction. You will want to wait a year before sealcoating your newly paved parking lot. This wait-time allows the oils from the asphalt to set and dry, which helps create a longer-lasting and more durable surface. The asphalt oils must be properly cured before applying a seal coat, or else the seal coat will offer less protection.

How Long Does it Take To Sealcoating to Dry?

Depending on weather conditions, asphalt seal coats usually take about 24 hours to dry before it can be safely driven on. However, drying time varies based on temperature, humidity and sin exposure. Our team will communicate with you based on the current conditions that day we sealcoat your parking lot.

How Does Scheduling work?

We understand that your parking lot is very important to the success of your business. We will work to develop a plan to minimize the impact on your business. We work on weekends, and if needed, we can do sections of your parking lot at a time.

Do you use coal tar sealers?

Nope. Countless studies show that coal tar is terrible for the environment, and it is really rough on our crews. Asphalt emulsion sealers are a more practical choice than other alternatives since they’re made of the same base oil and minerals. They’re also the option with less environmental impact, which is always suitable for everyone.
