With so many things to consider, developing the perfect layout for striping & marking is a task that’s best left in the hands of professionals. Here are some factors to think about:

Parking Stall Angles: Smaller lots or tighter areas are better suited for angled stalls. Angled stalls allow you to have more stalls, but limit traffic to one-way. While angled stalls are great, the size of the lot and traffic flow may require your parking lot to use straight-in-stalls.

Entrances and exits: The surrounding roads, buildings, and loading docks on the property must be considered when creating a parking lot layout.

ADA requirements: American Disabilities Act has strict requirements on the number, size and location of accessible parking stalls.

Root cause: Sustained UV exposure (especially in the Inland Empire’s high-sun-day environment), traffic wear, and chemical exposure from leaked petroleum products degrade traffic paint over time. Waterborne paints typically need refreshing every 18 to 24 months on low-traffic sites and sooner on high-turnover lots.
Client solution: Restripe over existing layout when stall positions still work, or re-layout from scratch if the lot use has changed. Combined with sealcoat work where appropriate.

ADA Stalls Don’t Meet Current Standards

Root cause: The lot was striped before current California ADA standards, or restriping over the years drifted stall positions out of compliance — narrower than required, missing access aisles, signage gone, or van-accessible counts wrong for the lot size.

Root cause: Tenant turnover, new building entrances, or changed delivery routes mean the original layout no longer fits how the lot is actually used. Drivers cut across stalls or back into traffic.

How Long Can I Go Between Restriping My Parking Lot?

There is no singular answer to when you need to restripe your lot because a lot depends on how your lot is used. A low-traffic lot, such as an office building or apartment complex, will typically last 18-24 months. Fast Food, retail and other high-traffic lots will need to be restriped a lot sooner.

One more factor is to consider the condition of the current parking lot. If you follow a strict parking lot sealcoating schedule, you should be able to go an entire 3 years without restriping. Concrete and asphalt that is cracked or in poor condition will require striping more frequently.
