Why Should I Sealcoat My Driveway?

Sealcoating protects the asphalt from oxidizing and makes it last longer. In fact, asphalt starts to oxidize as soon after it has been laid. In turn, this means oxygen molecules start bonding with the molecules on the surface of the asphalt. As that occurs, the pavement loses elasticity and makes it brittle. The greatest property of asphalt is how flexible it is. When it is no longer flexible it will crack.

Additionally, before applying sealcoating, we will seal larger cracks with a hot rubber sealant. The coating will fill in hairline cracks and surface voids.

How Often Should I Have My Driveway Seal coated?

As far as sealcoating goes, it's recommended that you do this every 3-4 years.

How Long Will it Take To Sealcoat My Driveway?

Unless otherwise noted, it should take one start to finish. If you have an extensive driveway, the process might take two days. Prior to starting the project, the foreman will let you know the estimated working time.

How Long Will It Take To Dry?

Weather plays a large role in drying time. High humidity or cloud cover can increase the drying time. Generally speaking, you should be able to walk on the driveway in 5-7 hours. After 24-36 hours you can drive on your driveway.

I had a new asphalt driveway installed. When should I seal coat it?

When new asphalt is installed, the asphalt needs time to install. You should wait 6-12 months before applying sealcoating to your new asphalt driveway. If you seal coat new asphalt before it has cured, this will decrease the lifespan of your driveway.
